  • What are your fees?

A Diamond Key Estate Saleworks on the following commission/fee structure - all commissions come out of proceeds, there are never any upfront fees:

30% up to $30,000
25% From $30,001 to $60,000
20% Over $60,000
15% on vehicles, motorcycles and boats over $10,000

Advertising, Staffing, Research time, Set-up, Credit Card & Debit Card fees, Signage, Accounting and co-ordination of complete cleanout are included in commission.

*Sales with a projected total sale value of less than $30,000 will be conducted by KEY Estate Sales, Inc.

Additional services are available on a fee basis when required:
  • Some Travel expenses when outside of Illinois or Wisconsin
  • Written Appraisals
  • Cleaning Services after the sale
  • Repair services that may be needed to realize a higher selling price for an individual item
  • Online Auction or Consignment Sales
  • Co-ordination of complete cleanout where more than a "charitable pickup" is needed.

  • Who needs an estate sale?

Our clients consists of those who are downsizing, relocating, remodeling, re-decorating, moving out-of-state, settling an estate, as well as foreclosures and pre-forclosures.  We work with homeowners, estate executors, administrators and attorneys.

  • I have never been to an estate sale, what can I expect?

A Diamond Key Estate Sale will handle all of the details from start to finish, especially important for the busy professional who does not have the time to give to the liquidation of an estate.  After an initial consultation, a date for the event is determined and the extensive advertising process will begin.  At least 3-4 weeks are required in advance in order to allow adequate time for advertising.

The set up and pricing for the sale will take place 1-2 weeks in advance of the sale.

The contents are displayed and arranged securely and attractively.  Items are researched and priced based on fair market value.

As A Diamond Key Estate Sale will generate a substantial customer presence, entry numbers will be issued to customers arriving early.  We allow only 15-20 customers in the home at a time in order to ensure a safe, secure and orderly sale.

During the actual sale, professional staff members will tend to the needs and questions of the customers, provide security for both the home and the contents, assist in moving furniture pieces or making arrangements for professional movers,  accounting of items sold, continuous merchandising and sales.

After the sale, most of the contents will have sold and have been removed from the house.  Typically only the "garage sale" type of items may be remaining after the sale.  We can organize a charitable pick up for you, leaving the home completely empty and ready for a closing.
